‘Vampire Slayer’ star Alyson Hannigan settles on contemporary lair in Encino

Actors Alyson Hannigan and Alexis Denisof have capped off a busy year by buying a place in Encino for $7.95 million.

The couple previously put a house in Santa Monica up for lease and listed another in Brentwood for sale at $8.795 million shortly after. The Brentwood property is currently pending sale, according to the Multiple Listing Service.

Their new house in Encino, designed by Peter Tolkin Architecture and built in 2001, sits on more than three acres of grounds with a view of the San Fernando Valley floor. A blanket of mature oaks, sycamores, palms and fruit trees lends a park-like feel to the property.

Inside, poured-concrete walls, steel-framed windows and vaulted ceilings give an atrium feel to the 5,500 square feet of living space. Among the living spaces are a great room with a fireplace, an open-plan kitchen and a media room. The master suite has a separate office/den and a metallic soaking tub.

Including a separate guesthouse and an art studio/gym, there are five bedrooms and 6.5 bathrooms. A swimming pool and spa and a lighted tennis court also lie within the grounds.

The sale is among the priciest transactions historically for the San Fernando Valley neighborhood and the most expensive this year, records show. Joyce Rey and Stephen Apelian of Coldwell Banker and Stacy Gottula of the Agency were the listing agents. Dennis Chernov of Keller Williams Realty represented the buyers.

Hannigan, 42, was a regular on “How I Met Your Mother” (2005-14). She stars in the 2016 film “Do You Take This Man.”

Denisof, 50, appeared on the television series “Buffy the Vampire Slayer” with Hannigan as well as the spinoff “Angel.” His other credits include the series “Grimm” and “Finding Carter.”

Ballplayers cut a deal for estate

As baseball GMs continue to wheel and deal this off-season, Dodgers first baseman Adrian Gonzalez has made a move of his own, buying the Rancho Santa Fe estate of former ballplayer Bret Boone for $6.3 million.

Sitting on more than two acres in a gated community, the Tuscan-style estate centers on a main house of about 12,500 square feet with seven bedrooms and nine bathrooms. A detached guesthouse adds a second full kitchen and another bedroom.

A great room with beamed ceilings, a chef’s kitchen, a game room/bar, his and hers offices and a trophy/game room with a wraparound bar are among the common areas. The formal dining room can seat as many as 16 people, and the home theater has tiered seating.

Sliding walls of glass extend the living space outdoors, where a covered patio holds a built-in barbecue station/bar. A swimming pool with a waterslide, a tennis court, lawns and landscaping complete the grounds.

Nina Wells of Keller Williams Realty was the listing agent. Enrique Perez, a private broker, represented the buyer.

Gonzalez, a San Diego native, attended Eastlake High School in Chula Vista and previously spent five seasons with the Padres. The 34-year-old slugger hit .285 with 18 home runs for the Dodgers last season, his fifth year with the team.

Boone, 47, hit 252 home runs across 15 seasons in the majors, making three all-star teams. The former Seattle Mariners and Cincinnati Reds second baseman retired in 2006.

Shedding for his latest production

JD Roth, known for competitive weight loss shows “The Biggest Loser” and “Extreme Weight Loss,” is ready to slim down his real estate portfolio. The veteran television producer and his wife, Christine, have listed their home in Montecito for sale at $3.595 million.

Sitting on more than an acre of grounds, the 1950s cottage is surrounded by mature oaks, formal gardens and mountain views.

Inside, the single-story home features vaulted and beamed ceilings, bay windows in the living room and an eat-in kitchen. The master suite has a wall of built-in closets and French doors that open to the grounds. Including a two-room guest suite, there are four bedrooms and three bathrooms.

A long skylight-topped pavilion extends the living space outdoors and features a stacked-stone fireplace. Elsewhere are a swimming pool and a sports court.

The property last changed hands four years ago, property records show.

Riskin Partners of Village Properties, an affiliate of Christie’s International Real Estate, holds the listing.

Roth, 48, gained fame as the host of the Fox children’s game show “Fun House.” As a producer, his credits include such series as “Endurance,” “Breaking Bonaduce” and “Beauty and the Geek.” He also serves as narrator of “The Biggest Loser.”

New stage, familiar refrain

Musician and arranger Scott Bradlee, known for his swingin’ YouTube channel and band Postmodern Jukebox, has bought a home in Encino for $2.775 million. The seller was Jerry Kupcinet, the Emmy-winning director and producer whose credits include “Judge Judy” and “Judge Joe Brown.”

Sitting on about half an acre in tony Amestoy Estates, the French Country-style home conjures the spirit of a bygone era with elaborate molding, paneled walls and wood ceiling tiles.

Among the elegantly appointed rooms are a two-story great room with a retractable movie screen and a library with a speak-easy-style wet bar. The formal dining seats as many as 18 people, and there are six bedrooms and six bathrooms in 6,500 square feet.

French doors extend the living space outdoors, where a brick patio surrounds a swimming pool and spa.

Janine Gershon of Coldwell Banker Residential Brokerage and Tory Herald of Sotheby’s International Realty were the listing agents. Christine Kim of Keller Williams Realty represented the buyer.

Bradlee, 35, gained fame for his band Postmodern Jukebox, which often covers modern hits in jazz-swing style.

Kupcinet has directed such shows as “20/20,” “The Dating Game” and “The Richard Simmons Show.” He won three Emmys for the series “Cristina’s Court,” which he created and co-produced.

Retreat was fit for screen queen

A Palm Springs retreat where late actress and socialite Zsa Zsa Gabor made her home in the 1960s is for sale at $969,000.

The midcentury-modern-style home sits on more than a third of an acre in the Cahuilla Hills with a mountain backdrop.

Built in 1958, the nearly 1,800-square-foot main house has walls of floor-to-ceiling glass, exposed beams and flagstone flooring. A lone bedroom, an updated kitchen and a living room with a stacked-stone fireplace are among the living areas.

Across the grounds is a detached casita with another bedroom and a kitchenette. A swimming pool sits between the two structures and is surrounded by desert landscaping. Elsewhere is an outdoor fire pit.

The house previously changed hands a year ago for $750,000 and in 2012 for $439,500, according to public records.

TTK Represents of HK Lane, an affiliate of Christie’s International Real Estate, holds the listing.

Gabor, who died recently at 99, had scores of TV and film credits, including a starring role in “Moulin Rouge” (1952). She appeared on the game show “Hollywood Squares” throughout the 1960s and ’70s and “The New Hollywood Squares” in the ’80s.
