Westside spec house fetches $100 million in complex sale

A spate of recent sales, including a nine-figure deal in Holmby Hills, has kept the market for high-end homes in Greater Los Angeles red hot through the month of October. Among the buyers and sellers was an NBA franchise owner and a Grammy-winning singer.

Here’s a look at the priciest home sales recorded from Oct. 16 through Oct. 29.

$100 million — Holmby Hills

A mega-mansion built on speculation in the 300 block of North Carolwood Drive sold to Platinum Equity founder and Detroit Pistons owner Tom Gores in a deal that matched the Playboy Mansion’s record $100-million sale from earlier this year.

Developed by Gala Asher, the 2-acre-plus property previously sold as a vacant lot two years ago for $13.2 million. It had been listed for $150 million.

The more than 30,000-square-foot house is on a site where an estate once owned by Barbra Streisand once stood. Including several guesthouses, the property has 10 bedrooms and 20 bathrooms including a master suite measuring nearly twice the average U.S. home.

The complex sale saw Gores trade a number of his own holdings as opposed to financing or making an all-cash purchase. He will retain a stake in the other properties in the event that they are developed or sold.

Ginger Glass of Coldwell Banker Previews International was the listing agent. Tiffany Martin and Christine Martin of the Agency represented Gores.

$12.5 million — Malibu

Grammy-winning singer Pink and her husband, retired motorcycle racer Carey Hart, sold their home in the 6900 block of Wildlife Road to a California limited liability company.

Sitting on more than an acre in the Point Dume area, the Balinese-inspired estate includes a main house, a guesthouse and a lawn-surrounded swimming pool and spa. A private pathway leads away from the property to the beach.

The 7,450-square-foot house includes a step-down great room, a dining area, a chef’s kitchen with two islands, five bedrooms and seven bathrooms. Folding glass doors off the common areas open to a large terrace.

A swimming pool and spa, a five-car garage, lawns and tropical landscaping fill the grounds.

Lily Harfouche of Compass was the listing agent. Shen Schulz and Jordan Wright of Sotheby’s International Realty represented the buyer.

$11.3 million — Windsor Square

Canadian developer Robert Quigg sold an Italian Revival-style home in the 400 block of South Windsor Boulevard to Thomas J. Swan III for about $1.7 million less than the asking price. Swan is the co-CEO and director of the Swan Group, a Massachusetts-based investment holding company.

Extensively renovated, the three-story house features bi-folding glass doors, dark wood floors, a chef’s kitchen and a library. A lower-level lounge was redesigned for entertaining and includes a wine cellar, a theater with a wet bar, a gym and a garden courtyard.

Outdoors, grounds of more than a third of an acre include a swimming pool and spa and a three-car garage.

Quigg bought the house two years ago for $4.12 million, records show. Ina Huang of Quigg Realty was the listing agent. Joshua Greer of Hilton & Hyland, an affiliate of Christie’s International Real Estate, repped the buyer.

$11.25 million — Brentwood

A gated estate in the 400 block of North Carmelina Avenue sold for $1.225 million less than the asking price of $12.475 million. The buyers were Tom Davidov, managing director at the investment bank Credit Suisse, and his wife, fashion editor and celebrity makeup artist Mary Alice Davidov.

Sitting on more than half an acre of lush grounds, the Spanish-style home is entered through a courtyard with a koi pond and an outdoor fireplace.

The 9,600 square feet of interior space has a refined look, with white-painted walls, hardwood floors and vaulted ceilings with exposed beams. Among living spaces is an eat-in kitchen, a sunroom and a formal dining room that overlooks the courtyard.

Including a guesthouse and a detached studio, there are nine bedrooms and 8.5 bathrooms. The master suite takes in a view of the Getty Center.

Richard Ehrlich of Westside Estate Agency had the listing. Graham Larson of Sotheby’s represented the buyer.

$10.5 million — Pacific Palisades

In the 1000 block of Napoli Drive, corporate and securities attorney Sanford Hillsberg sold a contemporary-style home for about $500,000 less than the asking price. The buyers, a Nevada limited liability company and a Wyoming limited liability company, each retained a 50% stake in the property, which overlooks the Riviera Country Club.

Fronted by a circular driveway, the 7,000-square-foot house is visually dramatic, with sliding walls of glass, vaulted ceilings and polished stone floors. Floor-to-ceiling windows bring in unobstructed views of the golf course.

Among features of note is a chef’s kitchen that flows into the family room and a breakfast area. The master suite opens to a terrace with an infinity-edge swimming pool; there are six bedrooms and seven bathrooms.
